gvas Estate Director is the strategic estate management solution from gvas, designed for the corporate occupier, investment manager and managing agent.

Collating property, financial and spatial information into configurable portfolios, gvas Estate Director provides the tools needed for the operational, investment and occupational management of commercial estates. Inherently scalable, gvas Estate Director is equally suitable for the single portfolio estate of the corporate occupier, the multicurrency portfolios of the international retailer or investor, and the multiple client portfolios of the managing agent.

Flexible business process modelling means that gvas Estate Director extends and adapts in response to business change and the evolving complexity of estate management practices.

Portfolio Management
gvas Estate Director organises properties into portfolios for operational management, occupancy analysis and financial accounting purposes. Each portfolio has a trading currency. Within each portfolio, rich property and unit information can be assembled encompassing head and sub leases, deeds and covenants, accounts codes, location, status, current and prior year valuations, comparables, trading partners, unit dimensions, fixed assets and acquisition and disposal projects. Information is supplemented with documents and links to web pages to provide a comprehensive, centralised description of the property and its history.

Acquisition & Disposal Cycles
Changes of accommodation or investment strategy can result in complex, multi-property acquisitions and disposals. gvas Estate Director helps control these transactions on a project basis. Comprehensive information about potential property acquisitions can be collated, including lease types, unit dimensions, parties, narratives, draft contracts, correspondence and web links to commercial agents’ sites. Once contracts are signed, newly acquired properties can be promoted into an operational portfolio without rekeying. Disposals are similarly modelled on a project basis.

Business Process Management
Estate professionals implement widely variant methodologies in managing their corporate investment or client estates. Recognising the need for flexibility, gvas Estate Director has an integrated business process module permitting the estate manager to implement custom processes, for example for new tenancy agreements, rent reviews or lease renewals.

Configurable Portfolio Data
Estate professionals implement widely variant methodologies and terminology in managing their corporate, investment or client estates.

Consequently, gvas Estate Director offers options to add custom fields of all types to property portfolios and landlord and tenant parties. Currency, date, numeric, Boolean, text and droplists can be customised to enrich the property information recorded and incorporated into bespoke business processes.

Powerful Business Planning
Informed and strategic development of the estate depends on the ability to generate accurate income forecasts. gvas Estate Director provides a powerful income forecasting feature that gives a continual rolling projection of revenue. Whether applied to interest (“agreement”) level or rolled up to property, area or portfolio, the estate director has immediate access to income projections to support strategic decision making.

Flexible Reporting & Analysis
Management information is generated via a suite of standard reports or by a powerful ad hoc report writer. Custom reports can be generated at portfolio, property, unit, party, lease, business process or transaction level.
